    This highly motivated individual will contribute to building a strong business-within-a-business.  Even though the focus is on Project Management, a strong design sense must inform all actions. The successful candidate will assume responsibility for creating profitable and sustainable projects that are on-time and on-budget;  use knowledge and experience with  hospitality building types to expedite the design and production process to create an always-better project; and above all, exceed clients’ expectations.  The Senior Project Manager will play an integral role in the studio by managing projects expertly to build the hospitality portfolio.


    • Develop plans for each project to ensure efficient completion in accordance with contractual obligations
    • Develop the project team structure, overseeing both internal and external members of the project team
    • Manage all project team efforts to facilitate effective execution of project design and the delivery of construction documents
    • Work with the project designer to understand the big picture as well as the nuances of design intent
    • Coordinate design group interaction both internally and externally
    • Become familiar with clients’ project approval process and their standards and policies for project completion
    • Inform all team members, including consultants, of project protocol
    • Manage project financial performance
    • Perform the following aspects of project management, guiding others in the firm both by example and direct involvement:
      • Staffing
        • Determine project personnel requirements
        • Develop a manpower allocation that acknowledges the requirements of other projects in the studio and office
      • Budget and schedule
        • Apply knowledge of project costs and develop detailed project budget from initial estimates
        • Develop detailed project schedule and manage to that schedule
        • Communicate key deliverable dates to project team
        • Maintain or exceed profit goals for project
      • Contracts
        • Assist in preparation of the architectural contract for the project
        • Determine terms and prepare contract packages
        • Ensure that legal and professional liability issues are taken into consideration
      • Programming
        • Direct the effort to extract and document user and owner requirements for the project
        • Ensure that requirements are communicated to entire team, but particularly the designer
      • Design management
        • Ensure that the programmatic requirements are incorporated into project design
        • Guide the development of schematic design in synch with project schedule
      • Construction documents
        • Apply familiarity with engineering disciplines; ensure that engineering requirements are integrated into the project
        • Apply knowledge of building materials and construction techniques
        • Direct the development of drawings, specifications and bid documents using knowledge of construction, furniture, furnishings and equipment selection criteria and specifications
      • Project Approvals
        • Oversee the preparation of detailed code and zoning analysis
        • Direct the preparation of documents required for project approval
        • Apply knowledge of building and planning codes and ADA requirements to review construction documents prior to submission for approval
        • Work with public agencies to provide information necessary to obtain approval
        • Represent the client with appropriate public agencies
      • Project Communications
        • Lead periodic project meetings, presentations and public hearings
        • Implement policy for maintaining project files
        • Make qualitative decisions on graphic communications
        • Ensure that meeting notes are complete and distributed to project team
        • Ensure that client is adequately briefed on project progress
        • Alert client to potential problems and their solution
        • Exercise skills of persuasion and negotiation on critical issues
    • Business Development responsibilities
      • Represent the firm at organizations concerned with hospitality projects to gain exposure for HKS, particularly in the Miami community
      • Working with others (e.g. marketing staff; studio leadership), meet with prospective clients to learn about their requirements and acquaint them with HKS


    • At least 15 years of project management experience: 10+ years of hospitality experience.
    • A deep understanding of -- and experience with -- urban, resort and/or mixed use hospitality projects.
    • BArch or BS in Architecture; LEED credential preferred.
    • License to practice architecture in Florida
    • Strong software proficiency
    • A high level of technical competence and a thorough understanding of building systems.
    • Spanish Language Fluency preferred
